How long does it take to start managing the property?

How long does it take to find tenants?
Our goal is to find suitable tenants as soon as possible. In order to do this, we use various advertising platforms.
How do the application fees work?
Tenants pay the application fee of $50. From there, we do a full credit report, background check, income verification, and verify previous rental history.
How do you collect the rent?
We have an online portal set up for each tenant to make payments online and allow them to set up auto pay if they choose.
What is the process of determining my property's rent?
We'll use practical tools, such as the MLS and result-oriented strategies to determine the proper rent. Among other practices, we conduct deep research and market comparisons. All the gathered knowledge allows us to create highly competitive rent prices.
Do you screen tenants?
Yes, we screen all prospective tenants. The screening process covers a variety of reports. These include criminal history/background checks, credit checks, rental history and employment/income verification.
Can I keep my current insurance?
A: Please check with your insurer to make sure that you have a policy in place that protects your property with a tenant in place. Before starting to manage your property, we need to see proof of your insurance.
What does my tenant have to do before the move-in?
After the tenant is approved, the tenant will be required to pay the full security deposit, first month’s rent, pet fees (if approved), provide proof of utilities, and sign their lease agreement before they can move in.
How will my tenant be cleared from their lease?
When your tenant moves out, we inspect the property's condition thoroughly. They will get the approval along with the returned security deposit. That holds only true if there are no damages found.
What kind of inspections do you conduct?
Our company does an initial 90 day inspection after a new tenant moves in, an inspection before our company offers a lease renewal, and all move out inspections once we receive keys to the property. We strive to ensure that the tenant is taking proper care of the property, this way you can ensure the property remains in good condition.
How are the utilities organized?
When a tenant moves into your property, all utilities will be on in their name. Our leasing coordinator will assist tenants with this and direct them to the correct utility companies. Once a tenant moves out and the property is vacant, our office turns on utilities in our name in order to have the property cleaned and for showings. Our company handles all of the paperwork so you don’t have to! We are able to facilitate payment of these utilities from your reserve funds.
What if my tenant doesn't pay rent on time?
Our lease agreements contain strict rules about rent payment delays and failures. Rent is always due on the 1st of the month. If rent is not paid, our attorney will assist us in the matter if further action is required.
What's the policy for property damage?
If property damage occurs, we will facilitate all repairs with our licensed and insured vendors at your approval.
Which reports can I access?
You are able to access a multitude of reports when you use our owner portal. These reports include regular statements for income and expenses.
Is it a good idea to welcome pets or smokers?
We allow you to customize your pet policy! You can customize your policy based on the number of pets you want to allow and/or pet weight. If a pet is allowed, the tenant is required to pay a nonrefundable pet fee at move in as outlined in our lease agreement. Our company does not allow any restricted breeds due to homeowner insurance restrictions.
Does hiring a property manager lead to loss of all control?
No, property management means that you can still have a say in every decision that is made. Also, you can choose the level of how much you want to be involved in smaller-scale choices.
I prefer direct deposits. Is it possible?
Yes, we can make direct deposits to your preferred bank account. We make payouts to our owners twice a month.
